How to analyze a Houston rental property
Build the projection from rent evidence, expenses and reserves.
Start with defensible rent
Compare recently leased homes with similar size, condition, location and features. Asking rents are useful context but do not prove what tenants will pay. Note concessions, days on market and tenant-paid versus owner-paid utilities.
Build a complete expense budget
- Verify local property taxes and special district assessments for the exact parcel.
- Get landlord and flood insurance quotes, including deductibles and exclusions.
- Include HOA dues, vacancy, leasing, management, routine maintenance and capital replacements.
- Add principal and interest separately to calculate cash flow after financing.
Understand the return measures
Annual net operating income is effective rental income minus operating expenses, before financing and income tax. Cap rate divides annual NOI by purchase price. Cash-on-cash return divides annual pre-tax cash flow after debt service by cash invested, including the down payment, closing costs and immediate repairs.
Stress-test before making an offer
Try lower rent, a longer vacancy, higher insurance and an unexpected repair. A positive base case can become negative when one assumption changes. Keep liquidity separate from your purchase funds.
